NOTICE - PAINTING WORK

Please be advised that the even # rowhouses painting will begin on Monday June 30th, weather permitting. This is for the painting of the following surfaces if they are currently painted - front doors, door frames, deck railings, pickets, pergolas and support posts, bandboards and fascia. The painters will need to coordinate with you in order to paint the front door, since it will need to be open for some portion of it. They will also need access to your decks for painting of the pergolas and related components of the decks.

The following work will also be done at the cottage homes - pressure washing the vinyl at 3614 and 3618, painting of the railings at 3618 and painting of the dark brown doors, frames and two windows on the front of 3622. The contractor will need access to your water in order to provide the pressure washing service to your home.

The company performing this work is CertaPro Painters. They are licensed and insured. Developer Report to the Colonial Green Homeowners Association

November 2013

The past year has brought some significant positive changes to Colonial Green. The first ten townhomes are now occupied, and eleven more are under construction. I’m very excited about this product and the positive reception it has generated. Progress Street Builders worked diligently to design a creative plan that would be competitive in today’s market and that would maintain and enhance the character of our neighborhood.

.

Thanks to our contractor, H.T. Bowling, we were able to secure fill dirt suitable for use in filling the sediment basin near the entrance to our site. We see this as an important step in making the commercial/residential lot as you enter Colonial Green more attractive to potential buyers.

.

I’d like to offer my sincere appreciation to your president and officers, to the Board of Trustees, to our past-president, Eric Sallee, and to our management company, Hall Associates Property Management, as they have spent tremendous amounts of time over the past four months working on an updated reserve study, a budget for 2014, and a revised Declaration for the Association. These individuals are serving the association with diligence and care as they work toward ensuring that our Association is well organized, well run, and on excellent financial footing.

Finally, thank you for the care and attention you are giving your homes. We appreciate that you’ve chosen to make Colonial Green your home, and we remain devoted to its development into a beautiful, friendly neighborhood. You are a main part of this work and we thank you.

Notice of Board of Trustees Meeting

There will be a Board of Trustees meeting on Wednesday October 30th at 2:00 PM. The meeting will be held at 267 Alleghany Spring Road, Shawsville, VA. Homeowners are welcome to attend and observe. Trash Collection - Friendly Reminder

Friendly Reminder regarding trash pick-up:

 

Good morning. Several weeks ago, many Colonial Green residents received notices from the City of Roanoke Waste Management Division notifying them of a change in the garbage collection policy. Since that time, the Homeowners' Association has worked with the City of Roanoke Planning and Waste Management Departments in an effort to find a solution to the proposed policy change. The City has agree to continue servicing single family homes, rowhouses, and townhomes for trash removal via alleys. In order to insure that this level of service continues, we ask all residents to follow the following procedures.

 

Containers should be placed so that the air space above them is clear of any obstruction and so that there is at least two feet of clearance on all four sides of each container. Please do not place containers under decks or within 2 feet of vehicles, deck columns, or landscaping.

 

Townhome residents (at the top of the hill) are asked to place their trash containers on an identifying mark that will be placed in your driveway today. This mark will be on the asphalt. Recycling containers and other trash should be placed two feet from the large trash container so that the truck arm will have free and clear access.

 

In order to provide service, City trucks will access most alleys by backing into them, with the exception being Plum Alley behind the single family homes. Future plans call for the next phase of Plum Alley, across the alley from existing homes, to be serviced on the same side of the alley as existing residents.

 

Residents whose containers are not placed appropriately will be given two notices by Waste Management. If a third notice is required, the resident's trash will not be collected on that day. The City is moving to a fully automated system and is significantly reducing its labor force to deal with hands-on work.

 

Residents on Crescent Ridge Drive and Greenway Drive are asked to keep the street clear of visitor parking during daytime hours on Thursdays in order for Waste Management vehicles to be able to make the necessary turns to access all homes at Colonial Green.

HOA Board of Trustees Meeting

There will be a meeting of the Board of Trustees on Monday September 16th at 6:00 PM at 3606 Colonial Green Circle. The purpose of the meeting is to discuss possible amendments needed as a result of the reserve study draft, as well as establishing possible meeting dates for the reserve study working session and annual meeting.

Residents,

We at Progress Street Builders, Inc. are happy to announce the beginning of construction on a new set of 5 townhomes in Colonial Green! It is exciting to see the wonderful response that we have gotten to these new homes and the input we’ve received from current residents as to the design and function of these homes has been of tremendous help. The new townhomes will be located across the courtyard from our first building closest to Colonial Green Circle. There will be a construction entrance to the site on Colonial Green Circle near the upper cross street, so please be aware of the possibility of vehicles entering and exiting at this location. Most construction traffic will be directed up the gravel service road next to Sunscape Apartments so as to hopefully keep disturbances to a minimum. There will be, unfortunately, some rock removal at the beginning of the job which will require the use of heavy machinery. Our goal is to start this work on Tuesday September 3rd and to work efficiently to minimize the duration of this task and its disturbance to you as Residents of Colonial Green.
