ATTENTION HOMEOWNERS AND RESIDENTS:
As Summer is coming to a close, Fall weather will be here before you know it! As most of you are aware, the association is responsible for grass cutting and mulching, but individual owners are responsible for the remainder of grounds maintenance at their homes. So the Board has scheduled a Fall Work Day for Saturday, October 22, 2016, which will be followed by a potluck lunch at the pergola afterwards. The community’s Developer will be providing hot dogs and hamburgers, and President Cronemeyer will be providing the grill. The approximate time for the event is 9AM—12PM. We will be meeting by the pergola for ideas on what to be done and where to start.
The plan for the day is to do weeding, trash pick up and general clean –up in the beds at your homes and in the common areas. You may also trim shrubs and plants on individual lots. So please wear clothing you will not mind getting dirty or muddy, and bring any essential tools you may want to use for cleaning up the grounds.
So grab your garden gloves, bring a dish or two and join us for the 2016 Fall Work Day! If you have any questions please contact management via email at [email protected] and we will be glad to answer any questions you have. Thank you for your dedication to our community!

Landscaping/Architectural Changes

As we head into Spring, I’m sure many owners and residents would like to begin working outside and enjoying the warmer weather. Please accept this friendly reminder that any architectural and/or landscaping changes or improvements must be approved by the Board of Directors prior to the work commencing. Some examples of this type of work may include removal/addition of plantings, flowers, edging, mulching, painting, etc… If you are interested in making any changes or improvements, please submit your request in writing on a change request form to management for the Board’s review. Please contact management for this form.

Re: Important Information Regarding Your Dues Payments
Dear Homeowner:
The Board of Directors has been carefully reviewing the Association’s budget and normal assessment structure, including the amount of the fees as well as when they are due. The Association’s current dues structure is billed quarterly with two months paid in arrears and one month paid in advance. For example, January, February and March dues are due on March 1st, April, May and June dues are due on June 1st, July, August and September dues are due on September 1st and October, November and December dues are due on December 1st.
This method is not always the most conducive to the best cash flow for the association. It also makes it more complicated when sales occur and settlement companies are attempting to prorate the dues between the buyers and sellers. Another issue is when the settlement companies do not contact the management company prior to closing and then the association is left attempting to collect dues from a past owner.
After careful consideration of all factors involved, the Board has elected to change the schedule for dues payments from quarterly to monthly. This change will take effect with your October dues payment. Therefore, if you are currently paying quarterly, your July, August and September dues payment will be due on September 1st for the full quarter of July, August and September. Beginning October 1st, you will begin making monthly dues payments from that point forward. To calculate your monthly dues payment, you may simply divide your quarterly payment by three. If you are already paying monthly, there is no action to be taken. If you need assistance in determining your dues amount, please do not hesitate to contact me at [email protected]
